Yes, you need a Realtor!

It seems like everything is getting automated these days. With all of the technology out there, pretty much anything you want to do has an app for that. When it comes time to either buy or sell your home, it would be easy to think that using an online service would be the way to go; after all, the advertising out there makes it look so simple right?!

A real estate transaction is the largest financial transaction you'll make in your lifetime. For this reason, you cannot leave anything to chance. There isn't any online service that's going to give you what you need for a successful real estate closing. It's just not going to happen so this article emphatically states that YES you DO need an actual, local Realtor.

Before you start the home buying process, there are two essential tips you need to know. One is don't ask a Realtor to show you properties unless you're already pre-approved by a local lender. Showing houses is a lot of work, so don't ask your Realtor to show you homes when you don't even know if you can afford them. Two, only work with one Realtor. Any Realtor you choose can show you any property you'd like to see. Please do not call 10 Realtors from 10 different signs; if you do that you now have 10 Realtors thinking you are their client. That's not nice and, not necessary. Just pick one Realtor, that's all you need.

Once you have your pre-approval and have chosen a Realtor, they'll find the perfect home to meet your needs. Now is when having a Realtor is most critical because this is when their expertise comes into play. From here your Realtor will be looking out for your interests by handling these tasks, to only name a few:

Negotiating the sales price. All owners think their home is a castle. Your Realtor will advise you if the house is priced right or not.

Negotiating the terms. Do you want some of your closing costs paid for you? How about a specific closing date? Or, is your offer contingent on the sale of your current home? All of these questions can be answered and addressed by your Realtor.

Handling inspections. You should always get a home inspection before buying a home, and your Realtor will recommend several they've worked with in the past. If the results come back showing significant repairs are needed, your Realtor can help you re-negotiate the contract terms to accommodate this.

Helping with the appraisal. Sometimes appraisers need help when researching the subject property. Recent upgrades and special circumstances concerning comparable homes may not be evident to an appraiser. Being local and experienced, your Realtor can assist with the appraisers' questions.

Help with the Seller. It doesn't happen often, but now and then a problematic Seller can throw a monkey wrench into the process. Dealing directly with the Seller is too volatile, your Realtor will work with the Sellers Realtor to get everything straightened out for you.

Assisting with title agents. From time to time title companies aren't as diligent as they should be regarding running the title searches promptly. If your lender is not getting the title work they need, your Realtor can help by intervening to expedite things.

Assisting with your lender. Just as with title agents, there as some lenders, such as Banks and large Online Lenders, that don't communicate promptly or effectively with all parties. If you're having trouble with your lender, they can intervene to expedite the process for you.

These are just a few of the ways your Realtor can help you experience a smooth real estate transaction. I realize that a lot of people are really into technology but here's the thing; certain things cannot and should not be replaced.

There is zero substitution for an experienced local Realtor. A computer program or online company is not capable of giving you the help and service you need. Using the services of a local Realtor is the only way to go!
